Where Next For Property Prices in Redland and Cotham?

Contradictory evidence is emerging about the direction of property prices in Redland and Cotham in 2009 and 2010.

Redland Property
Find
a Property provides a price analysis tool, based on statistics released
by the UK Land Registry, and reveals that the average sale price of flats
and maisonettes in Redland was £182,607 in 2009. This compares with
£194,304 the previous year. Meanwhile, detached houses have bucked the
downward trend in spectacular fashion, selling on average for £505,505,
up nearly £100,000 on average prices in 2008. The average price of all
properties in the UK in 2009 was £219,000 making Redland one of the
most expensive places in the country to buy housing.
Analysis
of a local property hot spot reveals equally divergent trends. The
small catchment area for Redland Green School has created intense
demand for property in the immediate area among families applying for
the state secondary.
A flat in Greenwich Apartments - adjacent
to Redland Green School in Redland Court Road - sold in October 2009 for
a hefty £340,000. The same flat was bought for a staggering £395,000
three years earlier at the time that Redland Green School was opening
its doors as a new school.
A semi-detached house in the same road -
the location of which would ensure the occupying family a place in the
school - sold in September of last year for an eye-watering £530,000.
Current
asking prices reflect a generally flat picture. One-bedroom flats across
Cotham and Redland are selling for £147,000 on average and three-bed
houses for £323,000.
